ANNA MARIE BARNARD AND TRACY MEHKI purchased their first house together in 1996. The friends bought the Sunset Cliffs property for about $300,000 and, after making some renovations and nearly tripling its size, were able to resell it for around $800,000.
Following that first acquisition, the duo, who today boasts more than 40 years of combined real estate experience, established their first San Diego business: Sand & Sea Capital. Barnard and Mehki have spent the past 11 years building a reputation as leaders in the redevelopment of residential communities and they’ve grown their companies to over $240 million in past and current projects.
The partners base their real estate decisions on instinct and on their dedication to finding underutilized properties in desirable locations. Sand & Sea has repositioned properties in areas such as Mission Hills/Hillcrest, North Park and beach communities from Pacific Beach to Imperial Beach. Condo projects are completed with the goal of providing high quality, affordable home ownership opportunities for San Diego.
“The fact that we are two women doing what we do is very unique,” says Barnard. “We bring a blend of knowledge and compassion which is partially why we are respected by our clients and peers, and by the awesome team that we’ve attracted to support us.”
In 2005 Barnard and Mehki, along with them business partner Malcolm Davies, launched Sand & Sea Equity Group. This new venture allowed them to diversify geographically and by asset type. Equity is involved with properties in Los Angeles, Tucson and Seattle and has delved into the commercial side of the business. One of their most recent adaptive reuse projects is Nine 2 Five Place, which involves the modernization of downtown’s former Chicago Title building. The office condominium project is currently under construction and open for sales.
“We helped raise the bar with the quality of our work and our concern and care for our clients,” says Mehki. “Now, with our development of over 100,000 square feet of for-sale office space available in the next 18 months, our biggest marks on San Diego are still to come. We’re just getting started.”
